AQUA - PROPERTY MANAGER
Currently expanding our Site Management Team throughout our portfolio, we are seeking an experienced Property Manager for a luxury, Class A, apartment community with 500 units in Marina Del Rey, California.
Our property managers supervise all aspects of daily operations for their community: leasing, occupancy, customer satisfaction, administration, maintenance, security, personnel, purchasing. They preserve and increase the value of the apartment community, manage the day-to-day overall operations of the property and ensure the property is maintained, improved, and financially successful.
We offer competitive salaries, bonuses, and a beautiful product. Advancement opportunities are available. Managing a Stellar property will require you to oversee all major property aspects:
- Manage all property maintenance issues, cap x projects, and monitor vacancies
- Solicit proposals for special projects and supervise third party vendors and service companies
- Monitor tenant move-in/move-out process
- Resolve tenant complaints and actively oversee and resolve all issues in a timely manner
- Manage the property budget; Make decisions to maximize revenue and minimize expenses
- Account for variances in budget; review monthly income statements
- Review and authorize all purchase requisitions and invoices for payment
- Negotiate new leases and lease renewals
- Ensure rent is collected timely; discuss weekly collection report with senior management
- Review arrears/late payments; help legal department in resolving legal cases and oversee eviction proceedings
- Oversee all marketing efforts to increase occupancy
- Oversee customer/resident services for retention purposes
- Supervise and manage all employees (i.e., office, maintenance and security staff)
- Meet with employees to discuss job performance, grievances, disciplinary action, etc.
- Administrative tasks including maintaining records, reports and files
- Prepare accident/insurance claim reports
- Such other tasks or assignments as may be required by upper management
- At least 5 – 10 years of regional level or large, single - site property management experience within a Class A, luxury environment
- Strong challenge resolution skills when dealing with resident relations issues
- Some college required, Bachelors Degree preferred
- Knowledge of Yardi computer system and property financials/budgets
- Familiarity with local real estate laws and regulations. Must already reside in CA. No relocations will be considered
