Service Manager - Metro DC Area
REPORTS TO:
PROPERTY MANAGER
POSITION SUMMARY:
Works directly with the Property Manger to ensure that all maintenance issues are addressed and completed; handles service requests and general maintenance requests for the apartment community; oversees team of technicians. Able to work well with others and motivate your team as well as be highly organized and know how to prioritize. You must be customer service oriented.
PRINCIPAL RESPONSIBILITIES:
- Communicate with the Property Manager daily about the maintenance needs of the apartment community and sets schedule of maintenance items to be addressed
- Oversee maintenance technicians to ensure that all repairs and or replacements on electrical, plumbing, HVAC, and general maintenance are completed
- Oversee apartment turnovers for new move-ins and guarantees that the apartments are prepared and ready in 3-5 days
- Perform preventive maintenance on mechanical equipment in the apartment community homes
- Assign and review work orders. Work with and schedule all vendors
- Understand and comply with Fair Housing Laws
- Report any incidents or accidents to the Property Manager
- Such other tasks and assignments as may be required by management
- Strive to perform maintenance duties in the most cost-effective manner
- Coordinates service and janitorial staff into a priority work schedule
- Inspects community continuously, recording and correcting deficiencies
- Orders necessary supplies and parts within budgetary guidelines
- Service-oriented environment by exhibiting a professional appearance and attitude
Required Knowledge, Skills, and Abilities:
Credentials And Experience:
High school diploma preferred. At least two years experience preferred in property maintenance or as a maintenance technician or related experience.
