New York - Construction / Project Manager
Position Summary
Stellar Management is looking for a Construction/Project Manager to lead current and future development and renovation projects in the company’s metropolitan New York portfolio of multifamily and office real estate assets.
Responsibilities:
- Manage developments ranging from over $15 million in hard costs that will span a couple of years to $75K+ projects that last a few months
- Work with executives, capital partners, and lenders as required to oversee and execute the completion of multifamily and office rehabilitation and renovation work
- Prepare budgets, scopes of work, and RFPs; review bids; value engineer designs/scopes; let contracts; track payments; inspect work progress onsite; oversee vendors/trades, ensure quality control, etc.
- Work with third party architects, engineers, expeditors, and consultants to determine feasibility of projects, prepare preliminary budgets, and spearhead design development and construction drawing phases of a project.
- Prepare cost- to-completion analysis on acquisitions of incomplete development/repositioning projects
- Coordinate and schedule staff at work sites as required
- Prepare capital work maintenance contracts for the on-site staff at various buildings
- Such other tasks or assignments as may be required by management
Required Knowledge, Skills, and Abilities:
- 5-10 years of construction management experience, preferably some of which spent working in New York City
- Civil/structural engineering education
- Working knowledge of Microsoft Outlook, including Excel and Word
- Working knowledge of CAD
- Working knowledge of a project management software (e.g. MasterBuilder, Timberline, etc)
- Basic knowledge of accounting principles
- Strong organizational, problem solving, and communication skills
- Knowledge of second language helpful, preferably Spanish
Credentials and Experience:
Civil or structural engineering undergraduate degree and 5-10 years of related construction management experience required.
