Rental Building With ‘Green Roof’ Pool Breaks Ground in Greenpoint

Where Greenpoint once had a pool hall, it will now have a rooftop pool.Stellar Management has broken ground on a massive residential development designed by Gene Kaufman Architect, it was announced today.

The controversial designer has been extremely active in Williamsburg and recently announced a project that will bring more artists lofts to Bushwick. But 211 McGuinness Boulevard, taking up a big swathe of the block between Greenpoint Avenue and Calyer Street, is his first foray into Greenpoint. According to a press release, he’s tried to make the 350-foot façade unintrusive by creating the illusion that it consists of nine buildings.

“By sectioning the façade,” Kaufman explains in the release, “We’ve ensured that, despite its size, the building will fit the scale and historic character of the neighborhood. The extensive use of brick will further that connection, while the prevalence of glass will signal the modern style that is the future of the area and that will make the building a significant part of Greenpoint’s identity.”

The 160,000 square feet of residential space will consist of 197 studios and one- and two-bedroom apartments, 20 percent of which will be affordable housing. (We’ve asked whether rents have been set and will update this post if we hear back.) There will also be 18,000 square feet of ground-floor commercial space and 175,000 square feet of common space.
