"My name is Robert Pender. I live in Parkmerced at # 5 Josepha Ave. I have lived in my apartment home since March 1, 1973 where my wife and I raised our two daughters.
I am a founding member and President Emeritus of the Parkmerced Residents Organization. I am a founding member of the San Francisco Tenants Network and I hold an esteemed place in the San Francisco Tenants Union Hall of Fame.
Over the past thirty six years, I have worked tirelessly for the tenants at Parkmerced and all of San Francisco fighting the good fight against landlords who did not have the tenant's best interests at heart. We fought them at City Hall. We fought them in court. We fought them in the media. We fought them in their own boardrooms. You can't keep and old Brooklyn Boy down.
When Rob Rosania and Stellar Management purchased Parkmerced in 2005, all of that changed. Mr Rosania made the unheard of gesture for an owner of Parkmerced to meet with us face to face. He continues to meet with us on a regular basis. Mr Rosania made promises about cooperating with us. He promised to update the property and not charge us Capital Passthroughs, like the other landlords did. He promised to help us build community. He has made those promises and kept them. He is a man of his word.
While a life-long fighter continues to be vigilant, this is a time at Parkmerced for us to stop and enjoy our accomplishments. I am proud of what the PRO has done for tenant's rights. I am proud of the new spirit of cooperation and community that we have helped to build with Rob Rosania."

I was positive you would not meet your time goal and it would not just be a dusty mess, but a muddy one as well. I am happy to admit that I was wrong about everything. I was never inconvenienced, nothing was ever left dirty and there was almost never excessive noise. When I came into the lobby for the first time it looked lovely. The fitness center is wonderful and if it is any indication of the how the business center looks, I'm sure that is terrific as well… My friends and family have all been very impressed by my apartment - the size, quality of appliances and view. Now, they will also be impressed when they walk into the building.”

"I would like to share with you my experience living in Parkmerced since Stellar Management became our new owner. I’ve lived in Parkmerced for 11 years. During that time we had 3 owners. I’m most impressed with the new owner and management team for several reasons. They work openly with the Parkmerced Resident Organization, they support resident safety under the SAFE program, encourage outreach to residents by bringing us all together and continually adjust their resident relations structure to improve resident satisfaction. Stellar Management was the first owner to meet with PRO. There are ongoing meetings between them to share information and opinions about the changes in Parkmerced. It is important to both parties to keep the lines of communication open. Stellar Management supports resident safety. Parkmerced residents formed safety groups in their areas, appointed block captains, and registered with the SAFE program. The owner supports residents efforts by providing funding for meetings, SAFE Signs, management representatives at safety meetings. Parkmerced management works with SFSU and SFPD to share information about incidents concerning safety and ways to improve safety in our community. In October 2007 Parkmerced management and SAFE program resident representatives received an award from the SAFE program. SAFE recognized Parkmerced Neighborhood Watch as an example of empowered residents along with the owner, their combined efforts as a leading example of how a large complex can form building and community Neighborhood Watch groups. Communities are built by communicating with each other. Stellar management sponsors activities that bring residents together., Farmer’s Market, Harvest Festival, Winter Festival, music in the park, just to name a few. I have fun meeting with other residents at these events. Resident Relations tries their best to help me with my concerns. There is someone to help me when the office is open, and if I call and don’t get a person, I get a call back. Recently the Stellar management took over responsibility for the management Parkmerced. Now I can call one number for all of my concerns. I called for trouble with my door and it was fixed the same day. Please feel free to share my experiences with others to show support for Parkmerced as a great place to live."

"My husband and I moved into Parkmerced after we were married in June of 1988. We fell in love with the large rooms, roomy closets and staircase in our garden apartment. We've always enjoyed the non-urban "feel" of the community. It's peaceful and quiet here, especially in the summer. The design of the property encourages long walks. We also appreciate the convenience of being close to the highway, shopping and public transportation. Now that we have Hershey, our cocker spaniel, I've discovered more of the beauty of the community on our daily walks. Every block is different. We have our favorite trees and garden spots, and Hershey enjoys sniffing around the dog run. Being out and about more helps me meet my neighbors, too. I don't know if there is another San Francisco "neighborhood" with such friendly people. We also enjoy community activities, work days and holiday parties organized by the imaginative Parkmerced staff. We'll probably be here for at least another 21 years!”

"I wanted to take a few minutes to thank you and your staff for the superior customer service I have received since making your residential area my home. Almost immediately after signing the lease last year, I was diagnosed with cancer. With boxes still to unpack and an apartment to organize; I had to reevaluate how much I was going to be able to accomplish and if I needed assistance.
There were a few things that needed to be tended to in the apartment in the days preceding my surgery; I was having issues with the A/C unit, a sink was leaking, and the garbage disposal had broken. Seeing as my surgery would require four weeks of post-op recovery I wanted to ensure that everything would be taken care of beforehand.
Well, as you know not only did you and your staff take care of my requests expeditiously you took the time to double check that everything was in order prior to my surgery date.
This was my first impression of the staff at the Meridian at Bowie and the level of customer service and attention to detail has continued throughout my occupancy. You have an extremely professional team and yourself who personally provide on-going superior customer service. Please accept this as a small token of gratitude as I would like to thank you for all that you do, it is truly appreciated."

"I was the first occupant in apartment #202 at 3309 Cannongate Road in June 1968. In 1989 I moved “next door” into #203 one-bedroom apartment. The complex was called Bedford Village and was managed by Charles Smith Company for many years…Since we became The Amberleigh I like the most recent changes made in the buildings and new doors…Needless to say, after 41 years of living here I find little to complain about. The staff is friendly and always cooperative. And any necessary problems or repairs are taken care of promptly along with periodic upkeep of the premises. Thank you for looking after me so well!"

"I've lived at the Amberleigh for 44 years now and have enjoyed the opportunity to have lived in the same apartment ever since I moved in 1966. I truly love my apartment...it's a Townhouse style which makes it even more like a real home. I moved to the Amberleigh for several reasons; it's the ideal location - the hospital is so close I could walk there, I have convenient access to all major road-ways including I-495, Rt. 66, Rt. 50, I-495, and I-395. The metro is also very close, I think it's only 2 miles away, but I haven't taken the metro in such a long time because I prefer driving. I have parking directly outside my home, so directly I can see my car from my kitchen window. Recently I have really enjoyed the new additions that Amberleigh has given to the residents. I use the fitness facility a few times per week - my physical therapist even said this equipment is better than what the hospital has to offer. I love it here because it's so practical...This is my home for the rest of my life."

"We've been living at Amberleigh for almost 2 years now and just extended our lease for another 6 months. We have one of the 2BD/2.5BR units and the value is outstanding for the price. Our maintenance issues are always resolved efficiently and promptly. The leasing staff is very friendly, the grounds are kept nicely, and we hear very little to no noise (from others) while inside our unit. I would refer Amberleigh to friends and family. All in all, I think it's a great place to live with a good management team in place, great rates and perfect location. I have nothing but compliments about the community. “

“My son and family from Colorado will be stationed here in Virginia and some other fellow soldiers in July. My son needs a 5 bedroom house so we can live altogether. Much as we want to continue our lease for at least a year, we really have to go. We feel secured during the length of our stay here in Amberleigh and your services from front desk to maintenance people are just great. They do their jobs well and we pretty much appreciate that. If there are some families who need a place to stay especially the ones serving the military we will definitely recommend Amberleigh."

"We love living at Amberleigh- we lived here until December 2006 when we moved to London for a while and when we returned early this year, we moved back here as we loved it so much last time. Now with renovations in the town-homes, it is like moving into a new house - kitchen and bathroom have been totally redone to an excellent taste. The property manager Michael was very helpful in getting us settled again and ensured our move was flawless. I think it is a unique setup where kids come out in the common lawn area in front of the house which encourages lot of social activities too."

"Living at the Amberleigh has been an excellent experience overall. The property is beautiful, with lots of mature trees and little paths to walk through. Our townhouse is spacious and clean, and management has done a great job lately responding to maintenance needs. Management has changed twice in the two years since I moved in here, but since Stellar has taken over I have found that management has been swiftly responsive and very friendly/helpful. It is a vast improvement over the last management group. On a personal note, this is the first place my wife and I have lived as a married couple. We got married July 21, 2007 and moved in here as soon as we got back from our honeymoon. It will be tough to leave when that time does come. Thanks for your help."

"My wife and I have been tenants at Amberleigh since May 2009. We have been extremely happy with all aspects of the experience of living here. The apartment is on the ground floor and easily accessible with but a few steps. It faces a quiet street and we hear little traffic, and there are always parking spaces available. The back faces a children’s pay and green are which is pretty and serene, and hearing the occasional children at play is a delightful experience. The personnel are friendly and helpful, and the few repairs we have needed were taken care of very quickly. My wife and I do not hesitate in stating that it would not be easy to find a better environment so close to conveniences and transportation in the area, and we recommend leasing here without reservations.”

"I have lived at The Edgemoore for a little over a year, and have become very acquainted with the environment and the people. The upkeep of the complex is a daily chore for staff, so the grounds are generally clean and homey. The complex seems safe from extraneous activity and is conveniently located within walking distance of the Kingstowne Shopping Center. In addition to the convenience of the location, is a bus stop handily found at the entrance of the complex that runs to the metro in an exceedingly short distance. In my time here, I have yet to experience any harmful or unseemly situations, and management has catered to every occurring need. I would recommend this place to anyone seeking a respectable living space and comfortable surroundings."

"In a recent previous memo to Stellar Managemnt I stated that the IPN Buildings have never been better since taken over by Stellar Management. The lobby is fabulous. An absolute pleasure to walk in and out. I would like to add that lobby personnel are consistently friendly and an absolute pleasure to deal with.
Also, the 1 800 phone # for Stellar Manintenance hotline is top notch. Every time I phone, maintenance appears at my door in a timely manner. And, the individuals answering the service are very cordial.
I had the pleasure of meeting with the director of security here at IPN. All I can say is do not ever hesitate to speak with this individual. He is the best!!!

"The purpose of this letter is to recognize the excellent customer service provided to us by your exemplary colleague, Clifford Webb, when we rented our apartment at the Skyline Terrace.
I remember walking into the office when we first met Clifford. His first question to us was "What are you looking for in an apartment?" Since then, he has always gone above and beyond the call of duty as our leasing agent to make sure that we are happy tenants.
All concerns regarding our new apartment were always handled immediately and in a positive manner. For example, when we had an ant problem, Clifford immediately came to our apartment with pesticide and offered to spray the unit himself since the pest control folks were not due to come by until the following month.
In fact, whenever I submit a maintenance request, Clifford immediately responds via email and have maintenance followup the next day.
Clifford is constantly a force of positive energy, always makes us smile with his friendly demeanor, and is a key reason why we chose to rent at Skyline Terrace versus another apartment complex. Clifford is definitely an asset to your organization!

"Larkspur Shores is a great place to live! The location is the best in Marin County! You are 15 minutes from San Francisco and two minutes to HWY 101. Also, you are walking distance to the Ferry and down the street from the Marin Air porter. There are also two swimming pools and a gym (which is presently being upgraded) and tennis court and has that “resort” living feel. The office staff is excellent and very professional with Shane as the manager who is always available to answer your questions and how to make the complex a nicer place to live. "I wanted to thank you making it possible for me to move into one of the newly renovated Larkspur Shores apartments. The views are absolutely breathtaking from my porch and bedroom, now that the outside areas and deck have been rebuilt. The enlarged field of view from the porch is now truly panoramic. Larkspur Shores has also created a greater sense of community by removing the walled-in look of the porches and architecting a more open landscape where you can get a measure of the entire property from your deck.
I am also thrilled with the new roof; my top floor apartment stays relatively cool, even on hot days. Last week it was 99 degrees one day, and the heat barely registered in my apartment. Again, this is a game-changer of an upgrade. Plus I love my washer and dryer and the new kitchen w/its spaciousness and modern stainless steel appliances have really made a big difference in improving the quality of my living space.
Maintenance requests have also been handled in a way that makes it seems more like a concierge service. Requests are routinely fulfilled on the same day, many times w/in hours of making them. No doubt, the increasing number of high quality renovated units on-line has benefitted the entire community by making this type of service level feasible.
Having been a resident here for ten years, the new Larkspur Shoes is a sea change and a dramatic enhancement in the quality of life here. You have done a tremendous job navigating the community through this somewhat arduous and challenging transition.

I went by on Saturday and took the opportunity to visit the gym and cybercafé, and also took a quick look at the new office layout. The gym is very inviting with a variety of equipment designed to improve strength and overall fitness. The room is bright and uncluttered and well located with the view overlooking the pool area. The efficient use of space is evident in the cybercafé as well as in the workspace of The Avant personnel. It is always a pleasure dealing with Esra and Johana at the office and I am happy to see that their comfort and their need for an organized area have been addressed.
The Avant management has shown itself to be not only responsive to the needs of its residents and employees, but also frequently proactive. I am happy to live here."

The one bedroom apartment I moved into was newly renovated and very spacious (as compared to other one bedroom apartments I have had in the area). "My experience at AVANT (Annandale) was and still is an improving one. I moved in here in October 2008 and I was a little suspicious about the two month off deal they had at the time that maybe they would be like so many other places just get you in and then tough luck “manage yourself kind of deal”!
But what was more impressive than the good special at the time is that their services so far and their prompt respond to all my requests have been spectacular “specially after we received a message that there is a new management in charge”!
I mean when I first moved in I had some hard time communicating with the management office about getting a reserved parking spot until I got it, but since we got a notice and a survey that there is a new management in town things have been really GREAT and I hope they can afford keeping these affordable rent prices with the specials here in and there and keep their great services.

"I have enjoyed my apartment home since 1994. I want to thank you so much for keeping a few laundry rooms on the property for those of us who have un-renovated apartments, and also for remodeling them for us. I have not, as yet, seen a remodeled laundry room, but I understand they are very nice.
I realize that I am in the minority, and that most residents have renovated apartments, equipped with washer/dryer facilities, but I do not because of the length of time I have lived on the property, and I am very grateful for your consideration. But for your thoughtfulness, I would be forced to look for a public laundry facility, or a different community in which to live.
Given my work hours, I would feel unsafe doing my laundry at night, and would be forced to take time out of my precious weekends to wash my clothes.
Also, I very much appreciate the recent letter you sent out regarding an apartment break-in scam. Since you have assumed the role of Property Manager, I feel very safe and I want you to know how much I appreciate all your efforts in ensuring our well-being, comfort and safety. You and your staff do an outstanding job, and undertake an enormous challenge every day with the size and complexity of our community and its needs.

"In the eighteen years that my parents have lived at what is now Avant Apartments, they have seen it change hands multiple times over. The neighborhood has changed quite a bit in that time and Avant Management is the best management company we’ve had in here in the year and a half that I’ve been living here to witness the aftereffects of these changes in ownership.
Avant Management has implemented lush landscaping to compliment the wooded and hilly terrain. They have redesigned a community clubhouse to include a workout facility and wireless access points for anyone wishing a change of scenery while overlooking the pool and surfing online. They have renovated multiple units with new energy efficient appliances, formica countertops & new flooring. Each one of the units have a large balcony that can easily be used for an extension of your already spacious floor plan for the purpose of outdoor enjoyment without having to travel far.
The staff at Avant Management are prompt, courteous and have impeccable follow through. They are a team of professionals that ensure that your new home is comfortable, clean, functional and well taken care of. They meet the needs of their tenants and have an open door policy when it comes to listening to suggestions of ways in which they can improve the quality of life for those residing at Avant Apartments.

"I really enjoy living in the Avant apartments. It is very convenient. For example the shopping center is very close. The community pool is very nice it's very big and a lot of people come. The lifeguards help to maintain a safe and positive environment for everyone of any age. The thing I am very happy about and I am grateful is that the school is very close by and the children can come and go to school without any problems. The school is about 2 blocks from my apartment. The neighbors help out each other. For me getting to and coming from work has always been a struggle but now that I am living at The Avant apartments the beltway is very close and I even get back earlier from work and I have more time to spend with my family.
The people at the office are great and they ask you step by step questions. They help with all my problems and resolve them in a timely manner which is a good thing.

PROTOFINO AT BISCAYNE - North Miami, Florida
"I am a long-time resident of Portofino at Biscayne, North Miami (over 8 years). I wish to take a moment of time to commend the new management team for their noticeable efforts at improving our community.
In particular, I’d like to praise Mr. Felix Ortiz, our Facilities Director, for his community outreach efforts. Mr. Ortiz has made a point of interfacing with residents to get their feedback on needed changes, as well as performance to date. I was especially impressed when Mr. Ortiz took time to speak with me during the recent Take-Out Breakfast event. He inquired if all was well with my unit, and I mentioned that I had a cabinet door that had been off its hinges since Thanksgiving. I had reported this problem immediately and a number of times to the former management and each time a work order was placed, it was attempted at a time inconvenient to me, or denied due to my small dog being there. I had known these service people for a number of years, and previously they’d had no trouble entering my unit and making repairs while my dog was inside and I not there.
Mr. Ortiz gave me his card and told me to give a call when I reached work. I did. Within 2 minutes I received an email confirmation of my work order, and within several hours, notification that the work had been completed. No guess work at all!
Pilar Bernal is also proving to be an exceptional Property Manager. Although I’ve yet to meet her face to face, we have had a number of email communications regarding community issues. Ms. Bernal is warm and sincere in her communications. It is a pleasure to have her “no our side.” It’s been a while since we had a Property Manager residents did not consider “the enemy.”
It is my intention to remain at Portofino for some time to come (providing my employer doesn’t see fit to move me to our Dallas office). I look forward to the people of Stellar implementing the changes they speak of and improving the general atmosphere of our community.
